Technical Optimization

  Smart BMS & Precision HVAC Automation:

The cooling plant is equipped with high-precision sensors (temperature measurement accuracy of ±0.1°C, humidity accuracy of ±5% RH, and Grade-1 flow/differential pressure sensors). The smart BMS plant group control system achieves automatic sequencing and load-factor optimization for chillers, incorporating predictive startup controls based on weather forecasts and historical load trends. Chilled and cooling water pumps feature variable-frequency controls with bypass protection, while cooling towers execute uniform water distribution, synchronous VFD control, and self-adjusting temperature setpoints to keep system operation within peak efficiency ranges.

  THIC & Anti-Condensation Interlock Strategy:

Tailored for high-humidity conditions in hot-summer/warm-winter zones, Active Chilled Beam (ACB) terminals are integrated into the BMS. Indoor temperature and humidity sensors continuously calculate the dew-point temperature in closed-loop control with chilled water supply temperatures: motorized valves open when the dew point is below the water supply temperature and shut off automatically if condensation risk arises. Automated startup/shutdown logic follows a strict sequence ("fan first, water second" during startup; "water first, fan second" during shutdown), monitored real-time via a tri-color ACB control interface.

  Zone-Based Smart Lighting & IAQ/CO2 Demand-Controlled Ventilation:

Smart Lighting Automation: Public areas utilize time-schedule and automated curtain/clock routines; open office zones deploy a multi-strategy combination of time schedules, daylight-harvesting sensors (adjusting artificial lighting output based on natural daylight), and occupancy sensors; conference rooms and private offices feature occupancy sensors, wall-mounted smart scene panels, and motorized shade interlocks.
Demand-Controlled Ventilation (DCV): All-in-one indoor air quality (IAQ) sensors in the lobby, canteen, and open offices monitor CO2, PM2.5, and PM10 levels, automatically modulating fresh-air and return-air dampers based on real-time CO2 concentrations to keep indoor CO2 within design thresholds (e.g., ≤900 ppm in offices and ≤450 ppm in the lobby).

  Smart Carbon Management & Cloud Diagnostic Platform:

A Smart Carbon Management System and Cloud Platform is established, connecting 688 smart electric meters, 141 water meters, and 324 BTU heat meters. The platform maps out a three-tier metering topology (high-voltage, low-voltage, and circuit-level) to monitor HVAC, lighting, elevators, and PV systems 24/7. By automatically comparing real-time operational parameters against designed performance baselines, the system diagnoses EER/COP efficiency deviations and triggers automated alerts.

  Continuous Commissioning & Operational Fine-Tuning:

In response to initial commissioning issues such as chilled beam condensation and low-load overcooling, fine-tuned operational commissioning was conducted: windows were locked to block outdoor humidity, motorized valves were added to floor horizontal mains to shut off medium-temperature water overnight, and water temperature was raised by 1–2°C during morning startup before stabilizing at 16°C; under partial-load conditions, supply air temperatures were raised, AHU fan frequencies were lowered, and wall thermostats were linked to both water and air valves; lighting schedules were updated based on measured illuminance audits, reducing monthly lighting/socket electricity consumption from 117,000 kWh to 103,000 kWh.

Use Sufficiency

  Occupancy-Based Operating Schedule Optimization:

HVAC Operating Schedule Alignment: Refined operating schedules are configured based on actual occupancy patterns. Cooling/heating plant equipment operates 07:30–21:30 on workdays and 08:00–21:30 on Saturdays; terminal units operate 08:00–20:00 on workdays and 08:30–18:00 on Saturdays, curtailing off-hour energy use.
Zone-Specific Lighting Scheduling: Open offices feature automated lighting schedules (100% output 08:00–20:00, automatically powering down during lunch breaks 12:45–13:28); the staff canteen automatically turns off dining area lighting outside meal hours (07:45–09:30, 12:00–13:30, 18:00–19:30); underground parking defaults to a 25% low-light baseload overnight (22:00–07:00) with occupancy sensor overrides.

  Tenant Engagement & Behavioral Directives:

Green Office Behavior Guidelines: Zero-carbon HQ green office guidelines are implemented, establishing routines such as keeping perimeter windows closed to prevent outdoor moisture ingress and complement active chilled beam operation, alongside promoting natural daylighting and off-hour power-down habits.
Scene-Based Occupant Control: Private offices and conference rooms feature smart wall panels integrated with scene buttons ("Arrive", "Eco", "Vacant", "Meeting/Projection"), enabling occupants to intuitively manage lighting, motorized blinds, and thermostats while fostering energy-conscious habits.

  Operational Guidelines & Maintenance Protocols:

Standardized Operational Guidelines: The China Overseas Office Building Design and Operation Guidelines are established to enforce periodic audits and recalibrations of indoor illuminance, thermal comfort, and fresh air parameters.
Anti-Condensation & Partial-Load Protocols: Standard operating procedures are established for chilled water loops, incorporating overnight medium-temperature water shutoff via motorized branch valves and morning temperature ramp-ups (raising supply water by 1–2°C before stabilizing at 16°C) to prevent condensation during humid periods.

  Smart Carbon Platform & Transparency Awareness:

Transparent Carbon Dashboards: Smart Carbon Management dashboards (Group and Project levels) display real-time and historical electricity, water, cooling energy, and carbon footprint metrics to facility managers and occupants.
Data-Driven Energy Feedback: Energy flow diagrams and automated efficiency deviation alerts provide continuous feedback to operation teams, driving an ongoing "Monitor–Diagnose–Adjust–Feedback" continuous improvement loop.
